Advanced Manufacturing Park (AMP)

A flagship of innovation and productivity, AMP is home to world-renowned manufacturers like Rolls-Royce, McLaren Automotive and Boeing. Located at Waverley, it offers over 148,500sqm of high-spec innovation floorspace, backed by the University of Sheffield’s Advance Manufacturing Research Centre (AMRC).

The AMP is at the heart of the Advanced Manufacturing Innovation District and is globally recognised for its expertise in high-performance materials, research, and engineering. It’s not just a business park — it’s where the future of UK manufacturing is being made.

Templeborough is a key industrial corridor between Rotherham and Sheffield, home to a mix of global businesses, SMEs, and innovation spaces. The area benefits from its proximity to the Magna Science Adventure Centre, and Fusion Business Incubation Centre – a base for over 40 start-ups and scale-ups.

The site also forms part of the South Yorkshire Investment Zone, with new tram-train infrastructure and active travel routes enhancing accessibility.

Rotherham Town Centre

Rotherham’s town centre is undergoing a bold transformation. Forge Island is now home to a state-of-the-art cinema, hotel, restaurants and public spaces, breathing new life into the heart of the borough.

Adjacent to it, the Riverside Residential Quarter (RRQ) is unlocking hundreds of new homes, creating a vibrant, urban living experience supported by shops, leisure, green space and events.

GATEWAY STATION

One of Rotherham’s most ambitious projects, the proposed Gateway Station is an integrated transport hub, headlined by a new mainline station providing faster and more direct mainline train services to Leeds, Manchester, Birmingham, London and other UK destinations.

A tram-train stop, bus interchange and superb wheeling, walking and cycling route connectivity would ensure easy station access.

The Rotherham Gateway proposition includes a job-boosting business centre within the station building as a catalyst for further development.

The wider plan for adjacent regeneration includes an Innovation Campus and Living Quarter.

The scheme is now moving into the detailed design phase.

Bassingthorpe

Bassingthorpe will be a new mixed-use community just outside Rotherham town centre, offering up to 2,400 new homes, 11 hectares of employment land, green infrastructure, and a local centre with schools and services.

This site is a key part of the borough’s Local Plan and offers investors a chance to shape one of Rotherham’s most strategic development opportunities.
